Sacramento homes and what lives in them
Sacramento is a city of very different housing ages. East Sacramento, Land Park, Curtis Park and Tahoe Park are full of homes built before World War II, many on raised foundations with crawlspaces, original wood siding and attic framing that has been in place for 80 years or more. Midtown and Boulevard Park mix Victorians, fourplexes and converted flats. Natomas, the Pocket and parts of South Sacramento are mostly slab homes from the 1970s onward, and newer apartment complexes keep going up along the light rail lines.
Those older neighborhoods are where we find drywood termites most often. Colonies can live for years in attic rafters, window frames and porch trim before anyone sees the pellets. Crawlspace homes also give subterranean termites and moisture problems a place to hide, which is why WDO reports on older Sacramento houses often list both termite and fungus findings.
Local pest pressure in Sacramento
- Roof rats in the tree canopy. Sacramento's mature street trees, along with citrus and fig trees in backyards, give roof rats easy highways to rooflines. We hear about attic noise all over the grid and the older neighborhoods.
- Argentine ants after the first rains. When the first real fall storm soaks the ground, ant colonies push into kitchens and bathrooms, especially in Natomas and the Pocket where irrigated lawns meet slab foundations.
- Cockroaches in multi-unit buildings. Midtown fourplexes and apartment complexes share walls and plumbing, so German cockroaches and bed bugs can move from unit to unit.
- Escrow WDO demand. Sacramento's steady home sales keep real estate WDO inspections busy, and the older housing stock means findings are common.

FAQ
Sacramento pest control questions
Do you service all Sacramento neighborhoods?
Yes. We work throughout the city of Sacramento, including East Sacramento, Land Park, Curtis Park, Midtown, the Pocket, Natomas, Oak Park and South Sacramento.
My older Sacramento home has a crawlspace. Does that change the inspection?
It means more to check. Our inspector looks in the crawlspace where it can be reached safely, for subterranean termites, mud tubes, fungus and moisture problems, along with the attic and exterior.
I hear noises in my attic near the trees. Are they rats?
Often they are roof rats, which travel along branches and wires to reach rooflines. Call and describe what you hear. We handle rats and mice, but Zap does not do wildlife control for animals like raccoons or squirrels.
How far is your office from Sacramento?
Our office is in Rio Linda, about 10 miles north of downtown Sacramento. In-person visits are by appointment only, and our crews come to your property.
Can you inspect a Sacramento home that is in escrow?
Yes. We do real estate WDO inspections for buyers, sellers and agents, and the report is delivered within 24 hours of the inspection.
