Termite inspection

Termite Inspections for Sacramento Area Homes

Not sure if those pellets or mud tubes mean termites? A Zap termite inspection tells you what is there, where it is, and what we recommend, with the findings in writing.

Office hours: Monday to Friday, 8 AM to 5 PM. Send a message any time.

When to schedule an inspection

  • You found small pellet piles, mud tubes, or discarded wings
  • Wood sounds hollow or crumbles when you press on it
  • You have not had the home checked in several years
  • You are planning a remodel, new deck, or roof work and want to know what is in the wood first

If you are buying, selling, or refinancing, you probably need a real estate WDO report instead, since escrow usually asks for that specific report.

What the inspector checks

A licensed inspector looks at the accessible areas of the structure: exterior walls, eaves and fascia, the foundation, the garage, the crawlspace and the attic where they can be reached safely. We look for live termites, damage, pellets and mud tubes, plus fungus and the moisture problems that lead to it.

What you get

We walk you through what we found and give you the findings in writing. If there is activity, we explain whether it is subterranean or drywood, how far it has spread, and the treatment we recommend, from local treatment to fumigation. If wood is damaged, we include repair recommendations.

Buying or selling a home?

A home sale usually needs a California WDO report rather than a general inspection. See our escrow and real estate page for the report, Section 1 and Section 2, repairs and clearance.

Getting ready

  • Clear access to the attic hatch and crawlspace opening
  • Move stored boxes away from garage walls where you can
  • Unlock gates and side yards
  • Save a few of any winged insects you found in a bag

FAQ

Termite inspection questions

How is a termite inspection different from a WDO report?

A termite inspection is for homeowners who want to know what is going on in their home. A WDO report is a specific report for real estate transactions that is filed with the Structural Pest Control Board.

How long does a termite inspection take?

It depends on the size of the structure and how accessible the attic and crawlspace are. We will give you an idea of timing when you schedule.

Do I need to be home for the inspection?

It helps, so we can walk you through the findings, but it is not always required as long as we have access to the attic, crawlspace, garage and yard.

What happens if you find termites?

We explain the type of termite, where the activity is, and what we recommend, and you get the findings in writing so you can decide on next steps.
