What causes wood damage

Termites eat wood from the inside. Drywood termites leave galleries packed with pellets, and subterranean termites leave wood layered with soil and mud. The surface can look fine while the inside is hollow.

Fungus and dry rot come from moisture. Wood that stays damp from leaks, poor drainage, or contact with soil starts to break down. Despite the name, dry rot starts with water. Typical spots include fascia and eaves, window and door trim, decks and stairs, and the area around toilets, tubs and showers.

Common repairs

  • Fascia boards, eaves and rafter tails
  • Window and door frames, sills and trim
  • Siding and exterior trim
  • Deck boards, railings, stairs and porch framing
  • Subfloor around toilets, tubs and showers
  • Framing members damaged by termites

Repairs for WDO report findings

Many repairs come from a real estate WDO report. When a report lists damaged wood or fungus, those items often need to be addressed before close of escrow. Because we do the inspection, the termite treatment and the repairs, we can help you work through the findings in order: stop active termites or the moisture source first, then repair the damaged wood.

Fix the cause, not just the board

Replacing a rotted board without fixing the leak or drainage that caused it means the new wood will rot too. When we find damage, we point out the cause we see, such as a leaking fixture, wood touching soil, or water draining toward the house, so it can be corrected at the same time.

Signs you may need wood repair

  • Soft, spongy, or crumbling wood when pressed with a screwdriver
  • Paint that bubbles or peels in one area again and again
  • Gaps or sagging in deck boards, stairs, or trim
  • Floors that feel soft near a toilet or tub
  • Termite pellets, mud tubes, or kick-out holes in the wood

FAQ

Wood repair questions

Do you repair damage listed on a WDO report?

Yes. We repair wood damaged by termites, fungus and dry rot, including items listed on real estate WDO reports. Call with the report items and we can talk through them.

Should the termites be treated before the wood is repaired?

Yes. Active termites should be treated first, and moisture problems should be corrected, so the new wood is not damaged again.

What is dry rot?

Dry rot is decay caused by fungus. It starts when wood stays damp, so it is usually linked to leaks, poor drainage, or wood touching soil.

Can you repair decks and fascia boards?

Yes. Common repairs include fascia and eaves, window and door trim, siding, deck boards, stairs and railings, and subfloor around bathroom fixtures.
