What a WDO report is
A Wood Destroying Organism (WDO) report, often called a termite report or pest report, documents the condition of a structure for escrow. It covers termites, fungus (dry rot), and other organisms that damage wood, plus conditions likely to lead to them. In California the report is filed with the Structural Pest Control Board.
What the inspector checks
A licensed inspector checks the accessible areas of the structure, such as the exterior, foundation, garage, crawlspace, attic, decks and porches, and the wood around plumbing fixtures. We look for termites, beetles, fungus and dry rot, earth-to-wood contact, excess moisture, and leaks that can lead to damage. Areas that cannot be reached are noted on the report.
Section 1 and Section 2 findings
- Section 1 lists active infestation or infection, and damage caused by it.
- Section 2 lists conditions that are likely to lead to infestation or infection if left alone, such as a slow leak or wood touching soil.
The split helps buyers, sellers and agents decide what to repair before close of escrow and who will handle it. Many agreements address Section 1 items specifically, so it helps to know which section each finding falls under.
Turnaround that keeps escrow moving
We deliver the WDO report within 24 hours of the inspection. Getting the inspection on the calendar early in escrow gives everyone more time to review findings, get repair bids, and plan the work.
If the report has findings
Findings are common, especially in older homes. Depending on what we find, the next steps may include termite treatment, fumigation for widespread drywood termites, or wood repair for damaged boards and framing. We can explain each item on the report so you know what it means for the sale.
